- Trash-out, full clean, paint touch-up or full repaint, and minor repairs — the standard turn scope, plus anything specific to the unit's condition flagged during pre-turn inspection.
- Inspection of every fixture and finish — kitchen, bathrooms, bedrooms, mechanical, doors, windows, and life safety equipment — coded against a documented checklist so nothing gets missed.
- Final walk-through documentation with photos and a punch list, delivered before the unit is returned to leasing.

Schedule and Stage
The turn gets scheduled around your move-in pipeline, supplies are staged (or you provide supplies), and the work plan is built so the unit can move through cleaning, paint, and repair in sequence without delays.
Execute the Turn
The Orange Crew completes the turn — clean, paint, repair, inspect — with full documentation. Issues that surface mid-turn get flagged and communicated immediately.
Final Walk and Hand-Off
Final inspection against the turn checklist, photo documentation of completed conditions, and hand-off to leasing. The unit comes back rent-ready with paperwork to prove it all in 3-5 days.
