About this Service
Most properties run on guesswork. The HVAC filters got changed sometime last year. The fire extinguishers were probably inspected. The roof is fine, as far as anyone knows. A Building Walk ends the guessing.
The Orange Crew walks every system on your property and writes up exactly what we found, what needs to happen and when. No fluff and no upsell. Just a real picture of the building you own or manage.
What's included
Every Building Walk covers seven sections, and every item gets coded RED (needs attention now), YELLOW (within 30 days) or GREEN (good, or for your records), so you can scan the report and know where to start.
- HVAC and mechanical, fire and life safety, and plumbing: the three systems most likely to turn up something urgent.
- Cleanliness, exterior and grounds, and building systems and documentation: the layers that quietly affect resident satisfaction and code compliance.
- Special notes: anything specific to your property that doesn't fit a category but belongs on record.
How We Work
Every job starts with a walk and ends with documentation. In between, you get one point of contact, a date you can plan around and updates before you have to ask.
Schedule the Walk
We set the walk around how your property runs. Most take a half day to a full day, depending on size.
Walk the Building
The Orange Crew walks every system, common area and mechanical room, the exterior and key units. We photograph conditions and note equipment ages, filter sizes, code items and repeat issues.
Build the Report
Within one to two weeks, you get a written report organized into seven sections, with every item coded by priority and a preventative maintenance schedule built in.
Review and Prioritize
We walk you through the findings and help you decide what comes first. The report is yours, whether or not The Orange Crew does the work.
Service Benefits
A Building Walk is some of the highest-value maintenance work a property can buy. New ownership, a building that hasn't had a real walk-through in years, or next year's capital budget: the report replaces guesswork with documentation.
- A real picture of the building, with photos and condition notes for every system we touch.
- A budget you can defend, organized by RED, YELLOW and GREEN priority.
- A preventative maintenance schedule built in, so the small stuff stays small.
- Fire code, life safety and operational risks flagged before they become incidents.
