About this Service

Most properties run on guesswork. The HVAC filters got changed sometime last year. The fire extinguishers were probably inspected. The roof is fine, as far as anyone knows. Building audits end the guessing.

The Orange Crew walks every system on your property — mechanical, fire safety, plumbing, exterior, building cleanliness, building documentation — and produces a written report that tells you exactly what we found, what needs to happen, and when. No fluff. No upsell. Just a real picture of the building you own.

What's included?

A Building Audit from The Orange Crew covers seven sections. Every item gets coded RED (immediate attention), YELLOW (recommended within 30 days), or GREEN (good or informational), so you can scan the report and know exactly where to focus first.

  1. HVAC & Mechanical, Fire Safety & Life Safety, and Plumbing — the three core building systems most likely to surface urgent issues.
  2. Building Cleanliness, Exterior & Grounds, and Building Systems & Documentation — the operational and curb-appeal layers that quietly affect resident satisfaction and code compliance.
  3. Miscellaneous & Special Notes — anything specific to your property that doesn't fit a category but needs to be on record.
Working Process

How We Work

Every service starts with a conversation and ends with documentation. In between, The Orange Crew runs a process built to be easy on your team, transparent on scope, and accountable to the work.

Schedule the Walk

We coordinate with you and your site team to schedule the audit around the property's operations. Most assessments take a half-day to a full day depending on size and complexity.

Walk the Building

The Orange Crew walks every system, every common area, mechanical rooms, exterior, and key unit areas. We document conditions, take photos, and capture specifics — equipment ages, filter sizes, code items, recurring issues — that the report will reference.

Build the Report

Within one to two weeks of the walk-through, we deliver a written audit organized by the six sections, with every item coded by priority. Photos, recommendations, and preventative maintenance schedules are built into the document.

Review and Prioritize

We schedule a review call to walk you through the findings, answer questions, and help you prioritize. There's no obligation to use The Orange Crew for the work — the report is yours either way.

Benefits

Service Benefits

Building audits aren't glamorous, but they're some of the highest-leverage maintenance work a property can pay for. Whether it's a property under new ownership, a building that hasn't had a real walk-through in years, or an owner getting ready to plan next year's capital budget, the audit replaces guesswork with documentation.

  1. A real picture of the building, with photos and condition notes for every system The Orange Crew touches.
  2. A budget you can defend, organized by RED/YELLOW/GREEN priority so capital planning conversations work from a list, not a feeling.
  3. A preventative maintenance schedule built in — what to do, where, and how often, so the small stuff stays small.
  4. Compliance and safety items surfaced before they become incidents — fire code, life safety, and operational risks flagged on your terms.
